Locked in private money. I need help with a pretty proposal. FL

Hello everyone. My name is JT. I have owned three houses and been involved with flipping four. I have an exact plan of what I want to do now. I have locked in a customer of mine, that wants to loan me $100,000. They gave me the 100% go ahead on it, when we talked in person. 

They just wanted to see my entire plan/proposal, all buttoned up in a pretty little package. I have searched and searched to find something that I can use as a general template. I am not having much luck. I know what it needs to say and I could probably just create it myself, but I feel like I might leave something out that I don't know about.

I would pay someone to help me create this. Any interests? Thank you in advance.
