Converting Buy Calls into Buyd

Needing help with lead conversion. I'm getting leads and making calls to review property but not getting many contracts. Maybe I'm not good at sales or maybe having a hard time getting seller to sell to me for 30k to 40k less than market. Anyway, anyone using a buyer on a commission basis to close more deals?
