Buying My First Rental Property

I sold my home in Cali and gained great equity in it. With that I am looking to buy rental properties in the Dallas area. The question is, should I buy a duplex in full or divide up my money and get multiple deals with mortgage loans involved?

I believe in using leverage to maximize returns and the amount of property you can purchase.  If you are going to purchase a duplex purchase the entire duplex.  Do Not purchase half of a duplex.
