Wholesaling and Owner Financing

I am wholesaling at the moment and I'm running into many sellers who are not willing to negotiate. Obviously they're not as motivated but they definitely want to sell since they answered my direct mail post cards. I know that owner finance is an other option. What is the general rule of thumb when wholesaling using the owner finance option?
