Can you buy wholesale with a Conventional Lending?

  I contacted an individual who markets to recent Lis Pendes homeowners  but he's unwilling to send deals my way since I intend to rely on conventional funding. Has anyone had experience buying wholesale Properties with a conventional mortgage.
