Use money to purchase cash or downpay

I have let's say $80 or 100k. option 1 is to purchase a condo cash with net 700/month after hoa and water. option 2 is to down pay on a $400k property with about 3500/ month rent. as a new investor would it better to start small and purchase a 1 unit property with cash or look to downpay on a multiplex and have a mortgage? my goal is to be able to invest on another property as soon as possible with as much cash generated from rent. please provide me some guidance what I should be looking at to go in the right direction.
