Trying to find the best way to locate a commercial investor

I am new to this and trying to think out of the box. I am currently seeking an investor for a commercial property in the heart of Loudoun County, the richest county in the country. Mostly curious to find a commercial flipper of sorts that can purchase a property and resell to me in about a year with a substantial profit.
