Duplex turns out to be two single family homes. Any drawbacks?

Hey everyone, I have a property under contract and as you can tell from the title I was told it was a duplex. I just found out however that it is zoned as 2 single family homes. It looks and would function just like a side by side duplex but was wondering if I am able to still go through with the deal are there any drawbacks to this? Or is this actually an advantage? Any input would be appreciated!
