300,000 lender

I am looking for multifamily units that cash flow 10-15k a month or more. Would 300k be enough to buy out right or to put down on a building?  I have not yet reached out to commercial brokers as I wanted to start this on biggerpockets. I need help not wasting time on crappy brokers any help would be life changing.

@Kenneth Shelley I like the Orlando market also, I actually have begun to build out my team in that area and find some deals. If you have the capital the next part is finding the deal. Let me know if I can help in anyway.
