Refi ( Cash-Out ) on a 20% Down Investment Property .....

Just wanted to get Investors who are well versed in the topic's opinion on what the available options are, for when you can do a Cash-Out refi , on properties that you purchased as Investment Properties , via putting 20% down

I'm curious because ..... My goal is to use the Equity from the Investment property , to pay for the down payment of 20% of the next Investment property, and so on and so forth
