I have SOME money saved. What to do?

My wife and I have slowly been saving and now we are looking to buy a property to rent out to pay itself off. We have a small amount (20k) and we are willing to relocate anywhere (safe, because we have a baby).

My question is/are: Where in the US should we buy? Any help would be greatly appreciated.
