Hello BP community. I'm looking at the purchase of a townhouse in my local area. I already ran the numbers which look good, but your input would be appreciated. I'm cheap so I only look for low cost rental purchases. Heck, I may even finance this. Also, if I go ahead with this, I'll most likely purchase in my SDIRA. Here's the deal:

• 3 BR 1.5 BA 1,250 sq. ft., 2 level with full basement
• Asking 35,000  No repairs or appliances needed
• Rented now at 900/mo (1000/mo actual market value rent)
• Taxes 1,200/yr
• Management 1,080/yr
• No Condo or HOA fees!
• Insurance $700/yr
