QUESTION: I have a sller..but she has a lein/mortgage!?

Running into a new situation and am not sure what I really should do... I have a motivated seller, but she has a lien on the house that she owes to her uncle. I want to negotiation an offer but am not sure how to deal with this.

I've read something about settling at the time of closing...?

Any advice or tips would help !! Than you
