bandos -- demolish, deconstruct, or leave standing
I had a couple questions about abandoned un-salvageable houses on otherwise vacant city lots that I want to buy and hold.
The plan is to hold the lot for 5-10 years before doing one of three things: 1) sell as is, 2) tear down and sell, or 3) tear down and develop myself. Factoring in liability insurance with/without a structure, potentially higher taxes with/without a structure, and demolition/deconstruction costs, what is the best financial decision: tear down (or deconstruct) soon after purchasing, OR leave the structure standing for 5-10 years until I decide what I want to do with the lot? This would be in Texas, likely Houston or San Antonio.
