Items to make note of in tenant occupied property

I am in the inspection period for a property in the Houston area that is tenant occupied.  The equity is decent if the property appraised as high as the comps suggest, but seller did not rehab property to level required to match comps.  Repairs were done at minimum (i.e. new roof, fresh interior/exterior paint, carpet cleaning).  After viewing the property I noticed that there were quite a few items that would be identified in an inspection but are blatantly not repaired in addition to significant cracks in the brick suggesting foundation movement.  Seller listed everything as "unknown" on the seller's disclosure.  My plan is to have a basic inspection performed with a foundation assessment.

Any other advice the forum may offer to me on what to watch out for?
