Stuck Need some advice

Hello everyone, 

I feel I just came across a great deal. This would be my first deal. I found a property in Denver, CO that would cost me 190 K. Comps in the area have recently sold for 300 to 320 k. I have about 10k cash and would be able to get another 10k. They seller states that it may need some foundation work. Im thinking that with higher end finishes I should get the 320k. I did see one property similar sold for 348k with in the last two months. So now Im wondering what could I do for finding funds. Any advice would be greatly appreciated.

I would start by getting the deal under contract and give yourself as much time as possible to close. Once you have it tied up start looking for financing and/or partners to get the deal done. If that fails try to whole sale it to build up your reserves. You will need to identify a solid repair number and budget before shopping the deal to a lender or partner.
