WHAT WOULD YOU DO? (BOUND BROOK, NJ) TWO FAMILY PROPERTY...!

So here is the deal. I have an accepted offer one a property in Bound Brook, NJ. Two unit property. I will be financing 180K. The taxes are about 7K. There is flood insurance: my total payment would be 2,092 with everything, (PMI, Taxes,etc) The property is currently in attorney review. My agent requested that more information be provided on a bed bug issue that came up.

The seller's agent responded with this. (Basically saying that the only thing that they will provide is a statement and a receipt saying that the bed bugs were treated, but they will not include any additional information.)

Here is a copy of the receipt that was provided.
