How do I finance the down payment on an owner financed property?

Hi everyone, 

I am in the process of preparing an offer on an owner financed duplex with numbers that are fantastic. The owner wants a $5,000 down payment and I am looking for some creative ways to finance this cost to keep my out-of-pocket expenses to a minimum.  Any suggestions on how I could raise or find the $5,000 without going into my own pockets?
