How Do Easements Affect Rents?

I was going to purchase a single family home with a high voltage electric tower 30 feet from the house.  Then, the appraisal came back $10,000 less than our agreed upon purchase price and the seller and I could not come to an agreement.

The value of the house is approximately 17% less than similar properties in the area without easements.  Are the rents I would be able to charge also 17% less than what similar houses in the area are renting for?
