Pricing a portfolio of (4) properties in Greater Portland, Maine

  • Looking for advice on how to price / sell a portfolio of (4) individual properties in Greater Portland, Maine with $56,500 net annual operating income. Titles held in separate LLCs. Excellent rental histories, great locations, good condition. Should I do "cap rate" pricing, market value pricing (add them all together) or is there another better method. This is not a distressed sale and I would not say I am overly motivated.
