Pittsburgh Inspectors Needed Stat (and investors)

Can anyone recommend a good home inspector who might be willing and able to inspect a house in Pittsburgh, PA (close-in high end northern suburb, ~2400 square feet) and give me some rough idea of reno costs within roughly the next 48 hours?

Yes, I know it's ridiculously short notice, but I just found it, and there's a tight deadline to submit a bid.

I'm also looking for a private money lender to cover renovation costs and ideally some of the purchase price.  I'll be paying cash if I can get it for what I want to pay, but would prefer more of a cushion.  No solid numbers yet, but I would expect quite a substantial return even at a higher purchase price (which I would *not* be able to cover), and need for in the range of 100K or so for reno, depending on systems condition.
