Poll question: what San diego market is the best market to buy

Where is the best up and coming markets to invest today in San diego.  Want my opinion? I am thinking golden hill or grant hill.  I am a new investor looking to purchase a 2-4 unit.  Looking for a unit that needs work and where I can add value.  I also plan to live there too. If your a San diego veteran investor I want your opinion. I feel like there are a several markets that have already appreciated ie north park etc.  looking for best chance for appreciation in 2-5 years.
