Same floor plan, same street, same remodel by competition
We are completing a rehab on a small house (1,064 square feet) in a great neighborhood that is selling well. We hope to be on the market within the next couple of weeks.
We have been in a decent situation with the comps and current listings in the neighborhood. Smaller houses like ours are generally rare in this neighborhood. All the other houses are around 1,600 square feet, but are being listed between$20- $30k more. I feel good there is a first-time home buyer or empty nester is looking to enter a great neighborhood and willing to compromise size and price. After all, we did the same 10 years ago.
Challenge: I will have a competitor soon, maybe at the same time. Same floor plan, same street, also remodeled. I know the family and they are being transferred out of state for work.
I worry this will affect our ability to sell at an optimal price.
Has anyone experienced a similar situation? Any advice for a noob?
