St. Paul Lowertown Heritage Preservation District

Hi BP investors! I'm a real estate investor with properties in TN and NJ, but starting to look at St. Paul, MN..specifically the "Lowertown" area. I'm looking at a mixed use building with apartments and retail stores that are 100% occupied. the numbers look good so far but just hoping some locals/experienced investors in that area might chime in with any thoughts about the area as I'm very inexperienced with St. Paul. thanks a ton!
