I am preparing to buy an apartment complex, does anyone have a checklist of things I should take action on when doing the due diligence on buying something this large?

 I was looking into new construction, although I have changed direction.  I now have a private investor/partner and I am looking for multifamily properties in my area. I am going to acquire and manage them, my partner will buy them and my fees will go to pay him back the down payment at that point we will be 50/50 partners. Every property thereafter will be them same deal.
