How many houses should I buy behind this college?

We own a total of 4 houses that we rent to college students. We have a few competitors in the area. They total around 10 houses. How do can I decide how many houses to buy to rent out to these students? Do I buy one by one and see if we can rent them? How can I find out how many students are looking to rent? 

What would be the plan of action in this current situation?
