Buying investment property

Hi everyone,

My wife and I had brought an investment property about 4 years ago. The loan if fairly low and has a good amount of equity. We now are looking into buying a second property. With little cash on hand for a down payment. It has been becoming a challenge to move into a better location. I had hear if I buy another investment property that I could put a lower percent on a down payment. Was this information correct or did I misunderstand? Or would I have to put the same amount done as if I was to buy a single family home?
