Should I Contact the Listing Agent?

Hi!  I'm new here and hoping someone can help me.  I would like to buy land that currently has a mobile home on it which I would like to get rid of and build a house.  It's only 10k so I was wondering if in this case it would be ok to just contact the listing agent and give my offer.  It's extremely difficult finding a buyer's agent that wants to deal with these types of transactions and I don't want to waste a lot of time because I really want this land!  My question is would this be a dumb move on my part or since this is such a minimal investment should I just go for it?  Any feedback would be appreciated.
