Found Next Deal, Wonder If I Should Wait For First Home To Sell

Finished renovating my first flip a month ago with my team. Just had a contract fall through two days ago. Buyer failed to move due to the buyer of her old home failing acceptance by her HOA. This first flip was bought all cash but now I see a great opportunity two streets over for roughly the same purchase price.

I was wondering should I wait for the first house to sell and buy the second all cash or leverage the second with more investors and financing as to not let the opportunity slip away waiting for the first home to sell.
