Cash Buyer Request No Title Insurance

i recently contracted a property, with no mortgage, free & clear title, to wholesale.  Within one day, I found a cash buyer. The cash buyer does not want title insurance & wants to give me a cashier's check, now for sale of the property. I am assigning rights of the contract & the seller is aware. How should I handle this closing, since I'm assigning. The cash buyer wants to close, yesterday (lol).
