Suggestions for Finding a Mentor

I have been into REI now for the past two years or so and feel it's now definitely time to get a solid mentor. I've got one duplex and one 4-family and would have set some big goals ahead of myself. It would be great to find someone I can bounce these ideas around, ask questions, and all the other great things that a mentor will bring.

Where have people had success finding a mentor? I've been attending my local REIA groups and multiple meetings. However, I didn't find the people in the meetings to be super helpful. One idea I have is to cold call some of the guests interviewed on REI podcasts to see if they would be willing to help me out on my journey. Where else can I look/what else could I do?
