Need Help on a property

Hi everyone, 

I NEED HELP!!!!

So I found a property that has been foreclosured(4beds and 2 bath), the issue that I'm having is that there's a main street that separates the area, one side is good and the other, ughhh not so good. The properties that were sold was on the good side, so that throws off my comps completely. I'm wondering if it's possible to still get the property under contract, rehab it and sell it as a turnkey property or should I just leave well enough alone. 

If I happen to rehab whst comps do I use?

Pls!! I need some insight
