Got ANOTHER one! Quick project!

We just picked up our second rehab property for the month of September and are on track for the year (2-4 per month).  Our joint venture partners are going to be super excited to get in on this one!  Going to be a great return on investment!

This one should be quick.  Home build in '96, one owner, very well maintained, landscaping taken care of by professional landscaper, new roof, etc.  Just needs the interior updated and exterior paint.  It's in North Bend, WA, a nice community outside of Seattle.  And very close to where I live, so that's a bonus!

This was a great win for the Owner as well.  They purchased another home, needed to sell quickly, and were looking to list at market value.  When we walked them through the numbers, what they would have to pay to sell (commissions, excise tax, clean up home, fix insulation under house, etc.), they realized they weren't getting what they thought.  We we found out what they needed and made it work for them and they are super happy about it.  Find the issue/pain (motivation), bring them the solution, make it a win win.
