lease option purchase / subject to

I am having trouble finding anyone who is looking to do subject to or owner finance 

Everyone I speak to tells me it does not exist anymore and that I should stop trying.  I have been thinking about not working with a buyers agent because they either know nothing about it, try to give me the run around or tell me that it is not worth trying.

Please help?
