Contract For Deed Terms

I am trying to put a contract for deed offer together for a duplex that I am interested in. The seller doesn't seem to interested in it but I am hoping to put a good offer together and educate them on the benefits of this. So my question is........ What I am hoping for is to put 10-15% down on duplex price and then have her owner finance for a year as I can get my money out of some other projects and get a conventional loan. How and what is a good set up for this type of deal and what is the best way to go about putting it in writing?
