Thanks to the motivating advice from BP podcasts I've final locked in my first deal. Here's the numbers Duplex purchase price $45k in a 2yr lease option. I'm Looking to House hack it. ARV is about $125-150k I'm a contract so rehabbing is easy peasy for me as I've raised value for others in my 20yrs in business. My problem is my current credit score/debt to income ratio. I'm looking to fix this after I'm able to pull the forced equity out of the property. I would like to get the title in my name so I'm able to get started on the year before I can refinance. I have someone with great credit/debt to income that's willing to help. How would you all proceed??? Thank you for your time and consideration!
