cap rate/CoC return... analysis paralysis

first time incestor, and i have analysis paralysis.  the numbers I've run on a local property based on rentals on the same street show a 12% cap rate, and a 21% Cash on Cash return (if I put down only the 20% vs. the 50% i was originally planning).  this property also just hits the 2% rule.  

I'm of course thinking I calculated something incorrectly... otherwise, sounds really good.

price: 60K

taxes: 4700mo

rent 1200mo target
