Whats the right way of realestate inv

Reassessing my RE Inv i realize that I mayn't be having a sound plan. All my RE inv is in DC suburbs. While there was some appreciation in early 14, after that it got stagnated. and given the price levels, it mayn't appreciate anytime soon in this area.(My gut feel)

A 250 - 300k could buy only 3 condos with 25% down in this area(I only prefer professional livable areas). Renting is barely breaking even. I hardly see a 15% (paper) appreciation in 24 months. I keep hearing from some people investing in multi unit or complexes for cashflow and appreciation. Either my RE agent is a bum or i am approaching wrong professional for guidance. Is there a RE agent specialized in investments?

If i keep my options open, what would you suggest - if i closeout on these properties, where to invest now? Which area RE is a better investment now. Also is going the condo route is better or can i get a decent multi unit/complex for 300k investment in different part of the country?
