Unknown Costs & Best Ways To Save To Fit Budget?

Good afternoon BP,

As we all know when taking on properties to invest in sometimes we come across some unforeseen costs that become apparent during the rehab process. No matter how much due diligence you do prior to purchase unknown costs can arise. 

For ex) After taking down some sheet rock in some of the exterior walls to run our electrical we noticed that in most of the exterior walls there was no insulation.. & Here comes a Change order. 

So my question to you BP, is what type of mid project adjustments do you make as the (contractor, project manager, owner) whatever your role may be to make up for these lost design costs without going over budget???
