If you follow the Buy, Rehab, Rent, Refinance, what type of deal do you look for on your refinance?

I am disgruntled because with the banks I've asked and loaning to my LLC (which I know may limit my options), I will have to pay closing costs including a 1% origination fee. That bugs me, I already paid it once when I bought the house....now I've got to pay it again when I refinance.

I am buying houses whose after rehab value is in the 50-60k range.  

When you guys refinance, do you pay the full closing costs again?  Or are there deals out there I am missing somehow on refinance options?
