Estate properties - How big of a discount are YOU seeing?

Seems like a lot of properties are estate lately in my area. I guess a lot of older investors are kicking the bucket.

The families seem highly motivated. The heirs simply all want to do something else with the money and do not live local to the commercial property.

Just wondering how much off you are getting. If the price isn't right no matter who the seller is I will not buy.
