No insurance objection

Sent a P&S for a solid property in MA significant discount. Seller agreed in principal had his attorney review the P&S (same on @Justin Silverio uses) and told him not to sign it.  2 objections the low initial deposit.. that's no big deal.  Second was concerned with others visiting property without being sold because he has no insurance on property.  Any suggestions from anyone here on a line/clause i should add to help ease his mind? Thanks in advance.
