Homeowner Insurance Claim

Hi Everyone, I have a FSBO here in Maryland who has an insurance claim pending on his house due to renter damaging the property.

If he sells the house before he gets the money from the insurance company, will he still get the insurance money? or will/can the insurance company decline his claim even if there's a clause in my Sales Agreement stating I will not take any claim to the insurance.

*NOTE* I want to be sure he is able to collect before I finalize the sales agreement. Or I'll tell him it's better for him to wait it out.

Please help
