The classic: "Can I get out of this I got a better offer?"

We just put a property under contract that we are looking at preforming a rehab on. He signed the paperwork on Monday and mailed it to us. He called today saying that he had an offer for 7k over our agreed price and wanted to know if he could "get out". 

Guy has been a little odd so I honestly think it's him being shady. He asked for 5k in cash the day we made our offer. Saying that he needed some cash. 

We told him that because we have a legally binding P&S agreement we are already setting up closing. We told him that he could pass this "buyer" over to us and we would split the difference 50/50. He saves us the hassle of months of rehab and gets more $ for the sale.

Have you guys ever had this happen? What do you think? 

The property is an absentee owned home that has been sitting for a long time. If it was an owner occupied property where their situation had changed we wouldn't throw them out on the street. But this is different. We told him that was why we let him have several days to read the contract before signing it and mailing it back.
