I've been hitting up my county's courthouse foreclosure auctions every Thursday for the past five weeks. It's definitely a place I'd like to start purchasing at. Question 1: When a home closes at the auction (meaning no one bid on it) can I just contact the mortgagor of the home after the auction ad deal directly with them instead of waiting for that home to come on the mls? Question 2: Also, if I know of a home a couple weeks before it hits the auction (say it's in probate or I know the neighborhood) can I potentially get in a deal before auction, or does it by law, have to go through that auction process first? Thanks!
