The mythical "FIRST DEAL"

Hi folks!  As a newbie with zero deals under my belt, I'm just about ready to pull the trigger and do what all of us newbie investors want to do...actually DO my first deal!  :)

I've read a ton, attended meetings and seminars, hung out and lurked all over BiggerPockets, etc.  I've received great advice about building a team around me, marketing, finding deals, etc.  Heck, I've got my company website and business cards all ready to go!  The only problem is, what the heck do I do when I receive that first call from a potential seller???  Panic!  Stutter!  Call them back later!  I make light of it, but honestly even after everything I've read, actually putting it in motion is scary.  Maybe I haven't come across it yet, but I'd love to find a step-by-step guide to finding and closing your first deal. 

If you know of a blog or podcast or anything that would help me out, I'd appreciate the advice.  This site has been amazing so far with the willingness of people helping other people and sometimes getting nothing in return.  That's a rarity these days...
