Hard money/Investment Partners

I have been receiving advertisments from lenders offering hard money, almost no qualifying, investment partners. I know hard money can be very costly and I'm sure as for the investment side it would be me doing all the work and if I found the right property I would have to probably handle all the work while taking a smaller cut of the profit. I ask because i do not currently have any access to money to invest and was thinking about this possibility if I found the right low cost, high profit property to fix & flip?

Thanx for your input, Patrick
