Screening land contract buyers

My next flip is a house where the seller sold on land contract and then had to take the house back. I have never seen a house so filthy and so beat up. This is what makes me nervous about getting over on the rental side of things. I also wonder as a matter of course how carefully people screen land contract buyers. My thoughts would be that if they put enough down you are pretty safe. But this house proves otherwise since it is not even fit for a dog to live in. It's great for me as a rehab though
