Just starting out, looking for advice for investing in rural areas

Hi everyone,

I am just starting with real estate investing and am wondering if anyone could provide me with insight for investing in rural areas. There are a couple of larger cities close by (about 15min or so) that I may be able to tap into as well, but I live in the rural section and would like to start local. There is a mixture of land, REOs, and pre-foreclosures available. Also, I am new in this town, so I'm trying to research the market, prices and trends for the area. Any advice or tips will be appreciated.
