Mailer campaign

I'm about to do my first mailer campaign. Up until now I have just done driving for dollars with hand written yellow letters and have had a decent return. Who's everyone using to buy lists? I spoke with the guys at fliprhisrealestatelist.com and he seems legit, but was just curious what you guys thought. I'm not doing a 50000 person list, just something small like 400.
